What actually gives out first
A water heater is usually the first thing to complain. The water coming into a Nederland house carries enough sediment that it settles to the bottom of the tank over the years, and once it does the burner is heating through a layer of grit instead of water. That is the popping and rumbling people hear, and it is also why a tank that used to hold plenty of hot water suddenly runs out halfway through a shower.
A little further along, the temperature and pressure relief valve starts weeping instead of doing its job quietly. That is not a bad gasket, most of the time. It is the valve doing exactly what it is built to do because pressure is building somewhere it should not be. Supply lines age out the same way. A lot of Golden Triangle houses still have galvanized pipe rusting shut from the inside, or an early run of polybutylene that was never going to last sixty years the way the building has.
Clogged drains get the most calls and the least honest diagnosis. Somebody snakes the trap, it runs fine for a week, and then it is back. Most of the time the trap was never the problem. The problem is further down the line, and clearing the visible six feet of it just buys a few days.

How we actually do the job
We isolate the fixture, find out what is actually wrong with it, and price the job out of the Consumers' Choice flat-rate manual before anybody turns a wrench. That book comes to the door with the plumber. You see the number, you agree to it, and the invoice at the end matches what you already said yes to.
On a water heater, that means checking the connectors, the sediment trap, the T&P discharge line, and the venting, not just swapping the tank and calling it done. We do this on heaters we sold and on ones a customer bought themselves off the shelf at a big-box store. That second kind is a normal Tuesday for us, not a favor.
Chapter 03
Why the second call matters more than the first
A drain that clears easily and comes back inside a month is telling you something. It is not a dull blade or a weak snake. It means the real blockage is further down the line than the visible fix reached, and the honest next step is a camera down the pipe, not a second round of the same snake.
Repiping is the same logic stretched out over years instead of weeks. Caught early, while the galvanized or poly line is still holding but clearly on its way out, it is a planned job you schedule around your week.
