Chapter 01
The failure that closes a kitchen
A grease trap that has not been serviced does not fail gradually. It backs up into a kitchen at the worst possible hour, usually a Friday night, because the fat and solids it was holding finally reach the outlet. A lift station is the same story on a slower clock: the float or the pump goes quiet for months and then fails all at once, and nobody downstream finds out until the alarm nobody was watching finally goes off. A backflow assembly that fails its annual test is a paperwork problem right up until it isn't, and scale and grease narrow a line a little more every year until a job that used to drain in seconds starts backing up on a Tuesday afternoon with customers at the counter.
None of that is a design flaw in the fixture. It is what happens to any commercial system that only gets attention when it stops working. We have done hundreds of commercial jobs out of this shop since 1965, in kitchens and shops and offices across Nederland, Groves and Port Arthur, and the pattern repeats often enough that we can usually tell you what we will find before we open anything up.

How we work a commercial job
Video inspection and sewer locating come first on anything that isn't obvious, because it shows the real condition of the line instead of a guess based on how slow it's draining. High-velocity water jetting is the tool for what a mechanical snake won't touch, roots that have worked into a joint or grease that has hardened into the pipe wall rather than just clogging it.
Backflow testing is certified, and it comes with the valve installation and inspection to go with it, not just a pass or fail on a form. Boilers, compartment sinks and commercial water heaters get worked the same way as everything else on the truck: fully stocked, so a second trip is the exception rather than the plan.
Chapter 03
Why scheduled work beats emergency work
A closed kitchen costs more in one lost service than most preventive maintenance costs in a year, and that math holds for a lift station or a backflow assembly too. We know the quickest and simplest solution to a given problem because we've usually seen a version of it before, and that is what saves a business owner money and time, not a longer invoice.
